Dept. of Business Management.ENGLISH ABSTRACT: As with all sciences, appraising is a field of study which calls for well-founded scientific principles and methods . Value is, in general, the result of human thought processes. To be able to make a systematic analysis of value, an appraiser must have at his disposal a thorough knowledge of the various appraising theories and all the external factors that can influence it. The primary aim of an appraisal is to determine the market value of property; this must be completed first, regardless of the requirements of the client. When appraising farms, the theory of appraisal methods will be the same as for other tipes of property, but will take on numerous other dimensions in practice. The biggest investment a farmer makes in his lifetime is in the value of his ground. it is therefore essential that this value be determined correctly according to definite and acceptable criteria. This is also why the person who is to allocate a value to a farm needs to master the theory of the various appraisal methods and their practical applications. In South Africa a vast difference exists between the theory and practice of farm appraisals - reasons for this have been postulated in this study. Appraisers in South Africa must increasingly strive to improve their academic mechanisms and training. It is unfortunate that appraisers in South Africa have been busy with appraisals of farms for so many decades and as yet no real attempt has been made to narrow the gap between theory and practice. An attempt must be made to educate such appraisers. This study is an attempt to provide guidelines for such a process of education, to determine the value of farms on a more scientific basis and to bring theory and practice in line.
